A guide price of €1.8 million is suggested for a pair of semi-detached houses in Santry village with development potential which will be auctioned through Gunne and Bradley Estates on May 19th. Current zoning suggests that with the houses removed, the site on offer could provide space for between 20 and 25 apartments.

The connected dwellings are close to the centre of the village on Coolock Lane adjacent to Santry Stadium. Mulhall's and Dun Mhuire currently occupy a combined site of about 0.6 acres (0.26ha). They have dual frontages to Coolock Lane and the entrance road to the Oak View development.

Both properties are set back from the new Coolock Lane and accessed through a lay by which once was old Coolock Lane. This provides for a significant expanse of open space in front of the properties. One of the properties, Mulhall's, already has planning for both a crèche and the refurbishment of the existing house. Alternatively it allows for four houses and the refurbishment of the existing house.

Clearing the two dwellings however could change the picture significantly. A density of between 40 and 50 units per acre would be possible under guidelines for sustainable development, according to agent Gunne. If approved, the site could therefore support up to 25 apartments. The site lies on the border between Fingal County Council and Dublin City Council but is within the remit of Fingal.

The properties are currently zoned objective A1 in the county's 1999 development plan "to provide for new residential communities in accordance with approved action area plans and subject to the provision of necessary social and physical infrastructure".

The draft Fingal Development Plan 2005-2011 and its amendments however have the properties highlighted as "Objective RS" which it describes as "to provide for residential development and to protect and improve residential amenity".
