The property is situated in an area that is zoned "to protect and to provide for new mixed-use zones to include industrial/light industrial/workshops, enterprise and business use subject to a site master plan". This designation is set down under the Castlebellingham/Kilsaran Local Area Plan 2002 - 2008.
Lisney reckons there is potential to influence the zoning when a review of this plan takes place shortly. The site is 15kms south of Dundalk, around 25kms north of Drogheda and will be around 40kms from the planned Bremore Port, where Dublin Port may eventually relocate.
