Ben Pearson of Bogle Estates is seeking over €2.3 million for the partially vacant building near the top of Dawson Street and close to Café en Seine.
The four-storey over basement building has a combined floor area of 131sq m (1,414sq ft).
The basement is given over to the Dawson Lounge, now known as Ron Blacks, which is rented on a 35-year lease from 1988 at a rent of €30,250 per annum.
Businessman David Murray operates a jewellers shop on the ground floor, paying a rent of €15,500. The first, second and third floors, each 21.7sq m (234sq ft), are currently vacant.
