Industrial Land: One of the last remaining large scale development sites in the Ballymount area of Dublin 12 is to be sold at tender on November 2nd.

Agent Hamilton Osborne King is quoting a guide price of €20 million for the 6.952 hectares which may be sold in either one or two lots.

The land is well located in one of Dublin's prime industrial areas and has the advantage of good frontage on to the Calmount Road. It is 2kms from the Ballymount and Naas Road junctions with the M50 and within easy walking distance of the new Luas service and Moran's Red Cow Hotel.

The entire piece of land is zoned under Objective E in the South Dublin County Council Development Plan to encourage "employment and related uses". This will allow a wide range of uses, including cash and carry, wholesale, industry, motor sales outlet, offices, transport depot and warehousing.

Uses open for consideration include retail warehousing, discount foodstore and neighbourhood shopping.

Gavin Butler of HOK is quoting a guide price of €12.5 million for the first lot of 4.272 hectares which has full planning permission for a mixed-use commercial, retail and industrial park with a floor area of 17,652sq m (190,004sq ft). Lot two is a greenfield site of 2.68 hectares and is expected to sell for around €7.5 million.
