A 15-YEAR-OLD office block at East Point Business Park in the north Dublin docklands is to be offered for sale at a knockdown price.

The three-storey building, Boole House, extends to 3,735 sq m (42,200 sq ft) and is available at €3.75 million – -equating to €93 per sq ft. “This is just what you would expect to spend on fitting out a block in Dublin 2,” said selling agent Aoife Murray of Jones Lang LaSalle.

Boole House is owned by a group of investors and was occupied up to last year by Sun Microsystems. If a buyer is not found, Jones Lang plan to offer it for lease at €129 per sq m (€12 per sq ft). Each of the floor plates extend to 1,244 sq m (13,400 sq ft), making them ideal for sub-division. For some tenants, there is also the option of availing of extra power because of an on-site sub-station. The block also has 57 car parking spaces on site.

Boole House is located in the heart of East Point Business Park which has emerged as one of the most favoured office locations in the Dublin area because of the relatively low rents and the easy accessability to both the city and Dublin Airport through the Port Tunnel.

Last November, another office block at East Point, Block W, with a floor area of 2,221 sq m (24,000 sq ft) was sold by a group of investors for around €2 million. It was bought by a private investor who is now offering it for lease.
