A PURPOSE-built headquarters, workshop and showrooms developed over the past two years near Rathcoole village in south Dublin at a cost of €30 million is to be offered for sale at €12 million.

The high-quality facility was built by McCormick Macnaughton, the 50-year-old company which had sole distribution rights for Caterpillar equipment in the Republic and Northern Ireland until it was put into receivership earlier this year.

William O’Riordan of PricewaterhouseCooopers, who was appointed receiver to the company, has ordered the sale of the Rathcoole property and also the company’s former headquarters on 2.16 hectares (5.33 acres) at Naas Road in Dublin 22.

James Meagher of estate agents HT Meagher O’Reilly is handling the sale of the new HQ, which he describes as “probably the finest commercial facility of its kind in the entire country”. It also comes with the highest quality fit-out, including a wind turbine to maximise the efficiency of the electricity supply.

The 9,422sq m (101,417sq ft) building stands on a site of six acres at Aerodrome Business Park just outside Rathcoole. There are three self-contained industrial units with a total floor area of 3,327sq m (35,811sq ft). The main warehouse has 16 loading doors and an internal wash bay area. The eaves’ heights of the building range from 7.3m to 9.7m. There are numerous gantry cranes in the buildings.

The two-storey offices are at the front of the main building and have a floor area of 3,064sq m (32,981sq ft). The offices have air conditioning and raised access floors and are served by a Schindler lift. There is also a showroom to the front of the building with a floor area of 345sq m (3,714sq ft).

An unusual feature is the basement car park which can accommodate 85 cars.

HT Meagher O’Reilly say that if the building fails to sell they would consider leasing it at an annual rent of €500,000.

Agents William Harvey are seeking €8.5 million for the site on the Naas Road which is close to the Louis Fitzgerald hotel.
