CB Richard Ellis Gunne is quoting €4.25 million for two interconnecting Georgian office buildings at 22/23 Upper Pembroke Street, Dublin 2, which are for sale by private treaty.
The overall floor area is 655 sq m (7,050 sq ft) and is being sold with vacant possession with the exception of the basement which is let to Dax Restaurant under a 25-year lease from from 2000.
The self-contained lower floor is producing a rent of €76,184 which was due to be reviewed last February.
The other floors have been extensively refurbished and all the original cornices and ceiling roses are in excellent condition, according to the agent.
The houses, which are owned by Redquartz Ltd, are located in a prominent location between Fitzwilliam Square and Lower Leeson Street.

The investment also had the advantage of an income stream out of the basement restaurant.
