Agent Finnegan Menton is suggesting a price of €4.5 million for the site which has planning permission for 28 one and two-bedroom apartments, and 230sq m (2,475sq ft) of retail accommodation at ground floor level.

The site faces on to Hill Street and has a pedestrian entrance on to North Great George's Street. The proposed scheme is laid out around a central courtyard.

Apartments are larger than usual with one-bedroom units generally over 55.7sq m (600sq ft) and two-bedroom homes over 78.9sq m (850sq ft).

The agents say that the pedestrian access on to North Great George's Street gives the property an added value, particularly for developers considering holding the block for letting.

The area is a short walk from the top of O'Connell Street where Joe O'Reilly's Chartered Land is about to apply for permission to redevelop the Carlton Cinema as a new shopping venue.
