Development LandA development site at the entrance to Thurles, Co Tipperary, is for sale at €6 million by private treaty through Jones Lang LaSalle.
The 1.77-hectare (4.4-acre) site is on the N75 Dublin Road which links Thurles with the N8 Dublin to Cork road. The property is adjacent to the proposed Thurles ring road and at the gateway to the town which has seen a population growth of over 40 per cent in recent years. Permitted uses for the site include primarily retail and commercial activities but they also allow for residential development
"The site is in a superb location beside the proposed Thurles Ring Road, 1km from Liberty Square in the town centre, and adjacent to established residential communities," says Maurice Kelly of Jones Lang LaSalle.
"It is an outstanding development opportunity as it stands and it is also of strategic significance as it has the potential to be the core of a larger development as the town continues to grow."
The site is zoned B1, "primarily retail and commercial development", in the Thurles and Environs Development Plan 2002-2008. It is also listed as a key site in the Thurles Town Centre Strategy 2006 which identifies the best site to develop in order to strengthen the town centre.
