DevelopmentLand: Dublin agent HWBC is quoting around €60 million for 54 acres of development land at Blarney, Co Cork, which is to be sold by private treaty.
The land is part of 77 acres owned by a consortium headed by Bowen Construction and includes Blarney Business Park which has about half a dozen buildings, including one used by National Car Testing.
The land also forms part of 325 acres recently identified for redevelopment by Cork Co Council. The revised zoning will allow a new commuter railway station on a site owned by Cork Co Council, a neighbourhood centre, housing, as well as retail, leisure, including a hotel, and industrial facilities. The rezoning will also provide for a substantial number of new housing units, allowing the population to rise from 2,000 to over 12,000.
A master plan for the town has yet to be agreed and advisers say that all or part of the 54 acres now going for sale is likely to have an enhanced use when a local area development plan is published.
The strategic location of the land is also underlined by the fact that a new interchange is likely to run through part of it.
