Industrial LandThe IDA is to sell a greenfield site of 3.56 hectares (8.8 acres) at Balheary Industrial Park at Swords, Co Dublin. It has a general industrial zoning under the Fingal development plan and is expected to make over €10 million when it is sold at tender on October 26th through DTZ Sherry FitzGerald.
The land is ideally located next to the proposed Metro North stop at Estuary and also close to others at Seatown and Lissenhall. The opening of the Metro will strengthen the appeal of the Swords area which already benefits from its proximity to Dublin Airport, the M1 and M50 and the Dublin Port Tunnel. The Metro is expected to take commuters from Swords to the city centre in about 26 minutes.
Laura Somers of DTZ says she expects strong interest in the site from commercial developers given its strategic location. The zoning on the site will allow it to be considered for a range of uses including enterprise/training, general industry, office use, science and technology-based enterprise, as well as café/restaurant. The agency says it is likely to be used predominantly for business and enterprise-type uses.
