A HIGH quality office and warehouse built only three years ago at Baldoyle Industrial Estate in Dublin 13 is to be sold on the instructions of Tom Kavanagh of Kavanagh Fennell who was recently appointed receiver to Future Print.

Gavin Butler of Savills is quoting a guide price of €4.65 million or a rent of €350,000 per annum for what he describes as “one of the best built properties in north Dublin”.

The detached building has a gross external floor area of 4,610sq m (49,6220sq ft) including 1,678sq m (18,061sq ft) of air-conditioned offices. There is also a further 1,638sq m (17,631sq ft) at mezzanine level.

The entrance is distinguished by a two-storey glazed area and the warehouse is served by two automated ground-level roller-shutter doors.
