Bet Fair, an international online sports betting company, has leased a floor of The Watermarque Building (which, appropriately, backs on to Shelbourne Park greyhound stadium), on Bridge Street and South Lotts Road in Dublin 4.

The company is likely to have agreed a rent in the low €20s per sq ft (€215 per sq m) for the first floor, which extends to 1,325sq m (14,262sq ft).The 10-year lease provides for a break in year five.The block is now substantially let though there is still 32,383sq m (36,414sq ft) available at lower ground level and on the second floor.

Joint letting agents CB Richard Ellis and Murphy Mulhall are quoting €317 per sq m (€29.50 per sq ft). Willy Dowling of CBRE says the high-spec fitout of the block and the excellent in-house management were instrumental in attracting such a high profile tenant as Bet Fair.
