Shop next to Luas line for rent

LISNEY is seeking rental offers from retailers for a shop next to the Luas Green Line at the junction of Beechwood Road and Dunville Avenue, Ranelagh, D6. The 47sq m (505sq ft) unit comes with fixtures and fittings for a newsagents and convenience store. Ross Shorten of Lisney said that while it would be up to retailers to bid for the lease they would expect offers over €10,000 per annum plus a top-up percentage of the turnover.

CHARTERED surveyors Browne Corrigan is to assign the lease on the former Stan James betting shop at Doyle’s Corner in Phibsborough, Dublin 7, following the recent closure of the business.

The 58sq m (624sq ft) ground floor shop – there is also a basement – has financial services planning and would suite a betting shop, bank, auctioneers office or insurance broker. The passing rent on the double-fronted premises is €50,000 per annum.

Ready-to-go corner site for €400,000

SAVILLS is quoting a guide price of €400,000 for a development site of 0.07 of an acre at the corner of Townsend Street and Lombard Street in Dublin 2.

The site is within a short distance of Trinity College and has full planning permission for a 36-bedroom student complex.

€376 per sq m rent at One Park Place

AGENT HT Meagher O’Reilly is expecting significant interest in 7,473sq m (80,000sq ft) of offices which are available to sub-let at Hatch Street in Dublin 2.

The agent is quoting a rent of €376 per sq m (€35 per sq ft) for the accommodation in One Park Place where 2,136sq m (23,000sq ft) was recently sub-let to Permanent TSB.

The newly available accommodation is fitted out and has add-on facilities, such as a restaurant, coffee docks and conference facilities.

€500,000 for town centre retail store

WEXFORD agent Raymond Corish is quoting €500,000 for the former Corrys store at North Main Street, Wexford. The town centre complex has a ground floor retail area of 229sq m (2,475sq ft) and a further 325sq m (3,500sq ft) overhead as well as stock rooms. The property goes to auction on November 9th.

Openet takes more space at Park West

Irish software company Openet Telecom Ltd has leased a further 1,500sq m (16,146sq ft) of office space at Park West Business Park.

The company had revenues of €90 million last year and is understood to be considering seeking a Nasdaq listing. It provides billing software to telecoms and cable companies.

Openet occupies Block 6 on Beckett Way in Park West. The ground floor of the block, extending to 800sq m (8,611sq ft), is currently available at a rent of €86 per sq m (€8 per sq ft) through joint agents O'Neill Strategic Property Advice and Quinn Agnew.

€400,000 for unfinished estate

Joint agents Savills and Harry Brann are quoting €400,000 for a partially-built housing development in the coastal town of Killaloe, Co Clare.

The two-phased scheme has two completed houses, 14 more requiring some work, two in shell condition and nine at foundation stage. Planning permission for a further 50 homes on an adjoining site of 6.3 acres has expired.

Denis O'Donoghue of Savills said he was expecting interest from many parts of Ireland because of the exceptional nature of the site. Padraic Monaghan of KPMG was appointed receiver to the development company, John Gallagher Architects, by AIB.
