A six-year-old office building in Belfield Office Park at Clonskeagh, Dublin 4, is for sale at over €13.5 million through HT Meagher O'Reilly.
Block 1 was formerly occupied by Skillsoft and has a net internal area of 2,126sq m (22,884sq ft). There are also 92 car-parking spaces.
Robert Fay of the agency says it would make an ideal headquarters because of the flexibility of floor plates and the high quality of the internal finish. Alternatively, the block is available to lease either in its entirety or on a floor-by-floor basis at a rent of €312 per sq m (€29 per sq ft) and €1,500 per car-parking space.
Six ESB shop leases for sale in Dublin and the provinces
The ESB is to sell the leases of six of its shops in Dublin and the provinces following its decision to close down its electrical retailing operation. Other shops are to be taken over by the Bank of Scotland.
Hamilton Osborne King is handling the sale of the leases, including one in Stillorgan Shopping Centre where a unit of 114sq m is rented at €99,192 per annum. Another one in Nutgrove Retail Park is rented at €30,000 per annum. The other leases for sale are in Mullingar, Longford, Tralee and Monaghan.
Ronan Rooney of HOK says they anticipate huge interest from a wide range of retailers.
Over €3.75m for small office investment in Dublin 4
With small investments in keen demand, Hamilton Osborne King is expecting strong interest in an office investment in part of Herbert House at 18-22 Pembroke Road, Ballsbridge, Dublin 4.
The agency is quoting over €3.75 million for the lower ground and ground floors of the larger four-storey building which are currently producing a rent of €142,500 per annum. The office area of 390sq m (4,198sq ft) and two car-parking spaces are let to Ove Arup & Partners on a 35-year lease from 1982. The first and second floors of Herbert House and the car-parking spaces, as well as a mews building at the rear, are held by various parties on 999-year leases at peppercorn rents.
Ove Arup is one of the leading firms of consulting engineers and has offices in Dublin, Cork and Limerick.
Hotelier gets green light for large retail park in Longford
Longford hotelier Jim Reynolds has secured planning permission to develop a 7,432sq m (80,000sq ft) retail park and motor showrooms on a six-acre site opposite St Joseph's Hospital.
The permission allows for food and fashion use, a decision that will inevitably mean that either Tesco, Dunnes Stores, Superquinn, Aldi or Lidl will be chasing the anchor unit of 3,994sq m (43,000sq ft).
Declan Stone of Colliers Jackson-Stops says that while the preference is to lease units, the developer is also open to selling them.
Euro2 to pay rent of €125,000 for Drogheda premises
Discount retailer Euro2 is to pay a rent of around €125,000 for a four-storey over basement end-of-terrace building at 9 West Street in Drogheda. The retail area extends to 153sq m (1,647sq ft).
Euro2 now has 36 outlets and is seeking other trading opportunities in good provincial towns. The company was represented by John Garvey of Lisney while Michael Turley acted for the Drogheda landlord.
Over €5m for Bray site with permission for 36 homes
A site with planning permission for 36 apartments in two blocks fronting on to the River Dargle in Bray, Co Wicklow, is expected to make over €5 million when it is sold by tender through Atis Real Harrington Bannon and O'Neill and Flanagan. The land is opposite Bray Golf Club.
Nokia to pay €300 per sq m for office space in Clonskeagh
A self-contained three-storey office building of 987sq m (10,600sq ft) at Beech Hill Office Park in Clonskeagh, Dublin 4, has been let to mobile phone giant Nokia at a rent reported to be close to €300 per sq m (€28 per sq ft). A recent refurbishment programme on the building included the installation of CAT 6 cabling.
David Gill & Associates, which handled the letting, report strong interest in additional space in the park which can be leased either as an entire self-contained building of 1,468sq m (15,801sq ft) or in three individual units of 485sq m (5,220sq ft). There are 54 car-parking spaces.
Over €3.75m for industrial investment at Rosemount
Atis Real Harrington Bannon is seeking over €3.75 million for an industrial investment at Rosemount Business Park. GLS Williams Logistics is paying a rent of €252,346 per annum for a warehouse and offices of 2,320sq m (24,972sq ft) under a 25-year lease with break options in 2012 and 2015.

€50,000 paid for lease of Lower Hatch Street building
Cafe Sol has paid key money of €50,000 for the lease of a two-storey building at 33 Lower Hatch Street, Dublin 2.
The 117sq m (1,259sq ft) building was occupied until recently by Copy Centre. The rent is €42,000 per annum. Lisney acted for the tenant and HWVC advised Cafe Sol.
