Housebuilder Gerard Haughey has emerged as the purchaser of a high-tech plant on 1.4 acres at Abbey Road in Deansgrange, Co Dublin. He paid €8.85 million for the property after it failed to sell at auction.

The new owner is expected to demolish the Trio-Tech International plant and offices and seek planning permission for a housing scheme.

Trio-Tech's decision to close its Dublin operation where it employed between 35 and 40 skilled operatives comes at a time when semiconductor manufacturing is increasingly moving towards Asia. Well-placed sources in the company insist that the decision to close the Dublin plant was only taken after the management discovered the high value of the Deansgrange site.

Over €1m for Dun Laoghaire retail investment

Lisney is suggesting a price of over €1 million for a mid-terrace retail building at 8 Upper George's Street, Dún Laoghaire, which is to go to auction on November 3rd.

The Stationery World shop has a ground floor area of 122.4sq m (1,318sq ft) with 65sq m (670sq ft) at first floor level. There is a small yard to the rear which is accessed off Corrig Avenue.

Office block off Camden Street in Dublin 8 makes €4.85m

Agent HT Meagher O'Reilly has secured €4.85 million for a three-storey over basement office block on the site of the former Olympic Ballroom on Pleasants Street, just off Camden Street Lower, Dublin 8. The new block has a floor area of 898sq m (9,667sq ft).

€145,000 rent for vacant city centre shop in Talbot Street

Jones Lang LaSalle is quoting a rent of €145,000 for a vacant shop at Talbot Street in Dublin city centre. The 150sq m (1,615sq ft) shop with additional basement storage of 70sq m (753sq ft) is the last remaining of three retail units at ground level in the building; terms have already been agreed on the other two. The units are the ground floor of a residential building which has five floors of apartments overhead.

The available unit is ideally suited for a convenience store, pharmacy, ladies or gents fashion retailer, café/coffee shop or phone shop.

West Dublin ready-to-go site makes around €27m

A Dublin housebuilder has paid around €27 million for a ready-to-go apartment site of one hectare at the junction of Greenhills Road and the Tallaght bypass in west Dublin. Spain Courtney Doyle handled the sale for Tom and Stephen Murphy of Murphy Gunne Motors. There is permission for 197 apartments and 2,300sq m (24,757sq ft) of retail facilities which will qualify for Section 23 tax breaks.

€6.5m or €715,000 rent for industrial on 5.96 acres

The former Modus Media facility on 5.96 acres close to the entrance of Clonshaugh Industrial Estate, near the M50 and the MI in north Dublin, is either for sale or to let through joint agents HWBC Chartered Surveyors and William Harvey & Co.

The building extends to 10,219sq m (109,996sq ft) and was built in two phases in 1977 and 1993. The agents say it is likely to be of interest both to owner-occupiers with an eye to future redevelopment as well as developers looking for a site. The selling price is being quoted at €6.5 million and the rent at €715,000 per annum.

William Harvey is also guiding €2.75 million for Warwick House, a warehouse/factory and office building of 2,100sq m (22,604sq ft) on a site of 0.87-acres at Lower Ballymount Road, Dublin 12. It goes for sale by tender on November 2nd.

Ballymun commercial site of 0.64 hectares makes €2m

Ballymun Regeneration Ltd has secured around €2 million for a commercial site of 0.64 hectares at Balybutcher Lane in Ballymun, Dublin.

The site is most likely to be used for about 2,787sq m (30,000sq ft) of starter industrial units and offices. The sale was handled by Hugh Markey of Lisney.

€30m investment at Breaffy House resort in Castlebar

Lynch Hotels is investing €30 million in Breaffy House resort in Castlebar, Co Mayo.

Construction has just begun on a 3,716sq m (40,000sq ft) sports arena which will include a full sized astro-turf pitch and a Keith Wood Centre for Sporting Excellence. The scheme will also include 40 two-bedroom suites, bar and restaurant, and 24 holiday apartments.

When completed in the autumn of 2006, Breaffy House (with 380 bedrooms) will be in a position to cater for conventions of up to 1,000 people.
