With the much-anticipated opening of the new National Children’s Hospital on the shared campus of St James’s Hospital just one of several factors expected to drive demand for residential rental accommodation in Dublin 8 over the coming years, the sale of a ready-to-go development site on Brookfield Road should see strong interest from developers and investors.
The site, which extends to 0.24 hectares (0.6 acres), has full planning permission for 79 apartments and is being offered for sale by Savills at a guide price of €6.75 million.

The subject site is located approximately 2.5km west of Dublin city centre and 3km west of St Stephen’s Green. Neighbouring properties include St James’s Hospital and the new Children’s Hospital, which once completed is set to provide approx 1.7 million sq ft of hospital space.
A number of public transport links serve the area including the Luas red line at Rialto, which is just a five-minute walk from the site. The area is also served by several Dublin Bus routes including the 123, 68, 68A, 40 and the 13. Heuston Station is within walking distance of the site, offering future occupiers access to the rest of the country.
