WITH SOME banks again offering a degree of credit, Lisney is to test the strength of the property market with the sale of a high quality office building at the Adelphi Centre in Dún Laoghaire.
James Nugent of the agency is seeking about €8.6 million for the five-storey-over-basement block with 5,733sq m (61,720sq ft) of floor space and 47 car parking spaces.
The price equates to €1,496 a sq m (€139 per sq ft). “This represents exceptional value,” says Nugent, who will be offering the vacant blocks D, E and F for sale in one or two lots. The design allows the space to be split into two separate self-contained blocks.
The building was completed in the late 1990s to a high specification that includes raised access floors, double glazed windows and good fit-out. The block is serviced by four passenger lifts and a goods lift. It may be of interest to either the Garda or the Court Service, both of which are close by.
The building is fully fitted as a training centre and may also suit an educational user.
There are sea views from some areas of the building. It is in the heart of Dún Laoghaire, close to public transport services including the Dart and buses. The Dart takes passengers to the city centre within 20 minutes.
Dún Laoghaire has two shopping centres and numerous restaurants and bars.
