OfficeMarket:CMC Markets, a prominent company trading in financial derivatives, is the latest to move into the newly enlarged and upgraded office block at 1 Hatch Street, Dublin 2.

The block was formerly the headquarters of the then Independent Newspapers and was bought by a Swedish investor about three years ago for €9 million.

The remodelled seven-storey block is producing a rental income of €1.5 million, suggesting a significant enhancement in its valuation.

CMC Markets is paying a top rent of €538 per sq m (€50 per sq ft) and €4,000 for car-parking spaces. The lease provides for break options in years seven and 15. Other tenants in the 2,750sq m (29,600sq ft) building are business consultants Deloitte and Touche and global reinsurance company XL Re.
