RetailInvestments:Two former south Dublin AIB branches are likely to be of interest to investors and developers when they go on the market this week through Atisreal.

Peter Flanagan of the agency is seeking over €3 million for 2 Clonkeen Road, Deansgrange, an end-of-terrace retail building on a site of 0.08 of a hectare (0.2 of an acre). A purchaser may demolish the building and redevelop the site for three retail units and two floors of overhead offices.

The existing building has over 242sq m (2,605sq ft) of retail space on the ground floor and an additional office area of 28sq m (301sq ft) at first floor level. It occupies a strategic corner site at the crossroads in Deansgrange village, opposite the new Lidl and Bank of Ireland which are currently under construction.

The AIB property has 11.5 metres of frontage on to Clonkeen Road and return frontage of 36sq m (388sq ft) on to Kill Lane. Adjoining occupiers include SuperValu, The Grange pub and Deansgrange Business Park. AIB is replacing the Deansgrange branch with a similar facility at Cornelscourt.

Atisreal is quoting a guide price of €1.25 million for the former bank premises at 7 Braemor Road, Churchtown, which has rear access and an extensive rear yard. The terraced building has a ground floor retail unit of 139.5sq m (1,502sq ft) with 64.3sq m (692sq ft) overhead. The site extends to 0.04 of a hectare and forms part of a well established shopping parade where the traders include SuperValu, Unicare pharmacy and Kia Motors.

Both properties are due to be sold at tender on October 5th.
