Former Gerry Henry house in Ballsbridge eyes €2m auction sale

A mixed-use Georgian house owned by the family of the late estate agent Gerry Henry at 120 Pembroke Road, Ballsbridge, Dublin 4, is expected to sell for more than €2 million when it is auctioned by Lisney on March 22nd.

The 371sq m (4,000sq ft) house at the junction of Lansdowne Road and Northumberland Road is partially let to three commercial tenants at a combined annual rent of €109,800. Two apartments on the upper floors are currently vacant but have been let to Airbnb customers with the potential for each of them to bring in a further €30,000 per annum.

Gerry Henry specialised in the sale of development land, mainly for religious orders, handling most of the transactions for Hamilton Osborne King (now trading as Savills) in the second half of the last century. His last major sale was the 17.3 acre grounds at Elm Park on the Mount Merrion Road in south Dublin. In earlier years he was also a close advisor to the hotelier PV Doyle.

The Henry family moved into the Ballsbridge house in 1976 and remained there until 1998, when they relocated to an apartment in Sandymount. Gerry Henry died in 2001.

Duncan Lyster of Lisney, who will handle the house sale, was the letting agent for the office accommodation in the same house in the 1990s.

Foxrock site for 20 apartments for €2.85m

Agent QRE is guiding €2.85 million for a development site of 0.25 of a hectare (0.61 of an acre) in Foxrock, Co Dublin, with planning permission for 20 upmarket apartments.

Designed by noted architects de Blacam & Meagher, the scheme will have 16 substantial two-bed apartments, each with a floor area of 85sq m (915sq ft), and four three-bed duplex units extending to 110sq m (1,195sq ft). All were designed to be tri-aspect with private open space to the front and rear.

Mark Forrest of QRE said that with a significant demand for high-end residential units in the Foxrock area, the completed development would appeal individually to downsizers or, alternatively, could be retained as a bespoke PRS scheme.

The apartment site adjoins Loreto Foxrock secondary school and is within walking distance of Cabinteely, Deansgrange and Foxrock village.

Meanwhile, QRE, along with Hutchinson, are guiding €3 million for an extensive former nursing home on 5.55 acres in Waterford city. It would suit a nursing home, student accommodation, residential or education uses.

Large Merrion Square Georgian for €3.95m

A Georgian house at 75 Merrion Square in Dublin 2, bought in 2015 by the present owners and subsequently upgraded and leased, is going for sale from today through Lisney and Savills at a guide price of €3.95 million. At that valuation, it will show a net return of 5.83 per cent.

The building on the south side of the square is larger than most Dublin Georgians, with a net internal area of 505sq m (5,432sq ft) and 12 car parking spaces to the rear. There is a lift servicing all floors.

The house is let on a single 10-year lease from September 2016, at a rent of €249,760 per annum. The tenant, E-nasc Éireann Teoranta, operating as Enet, is currently in the running for a contract to implement the National Broadband Plan.

Lynda Gordon of Lisney said it was rare enough to come across a Georgian house with a lift and parking let on a single lease to a strong tenant.

Office building in Rathfarnham for €1.1m

Agent Finnegan Menton is quoting €1.1million for a modern mid-terrace office building over three floors at Nutgrove Office Park in Rathfarnham, Dublin 14. The own-door building extends to 449sq m (4,840sq ft) and has an enlarged ground floor area of 223sq m (2,400sq ft).

The office park is located beside Nutgrove Retail Park. The offices are fitted with raised access floors, air conditioning, LED lighting and Cat 5e network cabling.
