Joint agents CBRE and Beirne & Wise are guiding a price of €3.25 million for a 1.48-acre development site in the sought-after south Dublin suburb of Foxrock.
The subject property, on Mart Lane, has potential to accommodate a number of new homes, according to the feasibility drawn up in preparation for the sale. There is one house on the site, which has been occupied as a private residence.
The subject site is zoned Objective A – “to protect and improve residential amenity” – under the Dún Laoghaire Rathdown Development Plan 2016-2022. The feasibility study, undertaken by Plus Architecture, suggests the site has the potential for a number of terraced and semi-detached houses ranging in size from 100sq m-129sq m subject to planning permission. Further information on this study is available upon request to the joint agents.
The site is well located at the corner junction with St Brigid's Park and just a kilometre from Foxrock village via Westminster Road. Dublin city centre is a 20-minute drive away, while the surrounding suburbs of Stillorgan, Deansgrange and Glenageary are all within five kilometres of the subject site. The area is well connected by public transport with numerous bus routes providing links to Dublin city and the surrounding area along the N11 Quality Bus Corridor. The site is less than three kilometres from Junction 15 of the M50 motorway.
Vicki Byrne of CBRE’s development land division says: “Not only is this site in a sought-after south Dublin suburb, pursued by many home buyers, but the area is also well facilitated by excellent transport facilities, infrastructure and local amenities, supporting the feasibility of development in the location.”
Joe Beirne of Beirne & Wise adds: “This is an exceptionally well-located site with good road frontage in the heart of Dublin 18. It is very well serviced with established transit and shopping options and should provide for a very sought-after residential development opportunity, subject to planning.”
