THE FORMER O’Rourke Quilter Motors garage at Blanchardstown, Dublin 15, which went into receivership earlier this year, is to be offered for sale or for letting on the instructions of receiver Kieran Wallace of KPMG.
Estate agents Kelly Walsh are seeking a rent of €300,000 per annum for the former Renault and Kia showrooms, which are located on a site of 1.89 acres at the junction of Snugborough Road and St Mochtas Drive, about 1 kilometre from Blanchardstown Town Centre.
A price in the region of €6 million is likely to be sought for the entire premises which includes a petrol filling station let to Topaz at a current rent of €150,000 per annum. There is a break clause in the lease in two years time. It is understood that the Topaz investment may be sold separately. Experts in the market say that at the height of the property boom, the two showrooms would have sold for around €7 million – the equivalent of €350 per sq ft.
The main showroom extends to 1,408sq m (15,155sq ft) and includes a display area capable of accommodating up to 20 cars. There is a full service area. The second showroom and service area has a floor area of 594sq m (6,394sq ft) with space for five cars as well as a trade counter and four- bay service area. Both units open on to a substantial site with secure parking and service equipment. Thomas Murphy of Kelly Walsh says there is already good interest in the showrooms because of their high profile position. He also expects a high level of interest in the filling station from investors and petrol companies due to its location on a busy road.
