Three newly refurbished Georgian office buildings in Dublin's Fitzwilliam Square are going on the market today, two of them for sale and the other for letting.

Ger Beehan of Lisney is seeking €5.95 million for each of the houses at 6 and 7 Fitzwilliam Square and is prepared to offer "flexible rental terms" to the right tenant for the adjoining property, number 8, which is to be retained by the owner.

All three are owned by a property developer specialising in the top end of the market. He spent a small fortune upgrading the houses over the past 18 months. The façade of each has been repointed and cleaned while internally they have been extensively renovated without interfering with their Georgian character and charm.

New facilities include category six (CAT 6) data cabling, category two (CAT 2)lighting, modern toilets and air conditioning in some areas. Other features of note, but not common to all three, include a lift and a strong room.

There are four car-parking spaces with each of the houses and abundance of on-street pay and display car-parking.

The houses are on the east side of Fitzwilliam Square, within easy walking distance of the city centre.

Number 6 and 7 have net internal floor areas of 399sq m (4,295sq ft) and 377sq m (4,058sq ft) and are available to purchase in one or two lots. Number 8 has a floor area of 421sq m (4,532sq ft).

Ger Beehan says he expects considerable interest in all three houses because of their impressive condition and prime location.
