Residential Site: The continuing buoyancy in the housing market should help the forthcoming sale of a large residential site at Mullingar, Co Westmeath.
Hamilton Osborne King is quoting a guide price of €14.5 million for the land which has full planning permission for 346 homes and a crèche at the junction of Ash Road and C Link Road in Mullingar. It goes to auction on October 26th.
The greenfield site extends to 11.3 hectares in all, next to one of the main commercial areas of the town. There is permission to develop 346 units, including detached and semi-detached three and four-bedroom houses, apartments and duplex units on an area of 9.9 hectares. A further 1.37 hectares, also with frontage on to the C Link Road, has potential for a further 50 housing units or possibly a commercial scheme.
The C Link Road will provide direct access onto the M4, a major motorway that will eventually run from Mullingar to Dublin and reduce commuting times quite considerably. There are various plans in the pipeline to provide decent out-of-town shopping facilities as an alternative to the highly congested main streets with limited car-parking.
Mullingar will continue to lose business to Athlone until a modern shopping centre is completed.
