Henry Street shop to rent for over €375,000
Lisney is quoting a rent of over €375,000 for a well located shop at 29 Henry Street, Dublin 1, which has been occupied up to now by 40 Degrees.
The unit, which is close to the junction with O'Connell Street, has a floor area of 75.63sq m (814sq ft) and a further 59sq m (635sq ft) in the basement which is used for storage, office and a canteen.
John Garvey of Lisney, who is handling the letting, says they have already had strong interest in the shop from multiples.
Over €3m for retail and office investment in Clondalkin
HWBC chartered surveyors is suggesting a price of over €3 million for three retail units and two storeys of overhead offices at Main Street, Clondalkin, Co Dublin, which have just come on the market. They will be sold by way of best bids on October 25th.
The parade of shops is located on a high profile corner site opposite the Village Inn. Three of the retail units are let on long leases with break clauses to tenants such as Four Star Pizza and South Dublin County Council. Another unit has planning permission for use as a pizza takeaway.
The portfolio is currently producing rents of €134,198 per annum, reflecting an average of €452 per sq m (€42 per sq ft) for the retail units and €184.5 per sq m (€17.14 per sq ft) for the offices.
Pelletstown site of 3.54 acres to make over €16 million
HT Meagher O'Reilly is quoting a guide price of over €16 million for a development site of 1.43 hectares (3.54 acres) at Pelletstown, Dublin 11, which is for sale by private treaty. A feasibility study suggests that a mixed-use residential and commercial development of about 35,000sq m (376,737sq ft) could be achieved on the land which is directly opposite a larger residential and retail scheme.
Over €1.5m for period Dalkey building with potential
An end-of-terrace Edwardian building at 31 Castle Street, Dalkey, Co Dublin, is expected to make over €1.5 million when it is auctioned on October 19th by Ganly Walters. It has full planning permission for a tea room/wine bar and for an extension of the floor areas of 127sq m (1,367sq ft) on the ground floor and 115sq m (1,238sq ft) at first floor level.
Naas residential site of 1.25 acres makes almost €5m
A Dublin housebuilder has paid almost €5 million for a small residential site at Ballymore Road in Naas, Co Kildare. The site of 0.5 of a hectare (1.25 acres) has full planning permission for 11 detached homes. Colm McEvoy Auctioneers handled the sale.
Period house and ready-to-go site in Killiney for over €4m
Property developer David Kelly is hoping to secure over €4 million for Albany House, a detached period house and a small development site with frontage on to both Shanganagh Road and Killiney Hill Road in Killiney, Co Dublin. Hamilton Osborne King is handling the sale of the house which stands on a site of 0.35 of a hectare (0.86 of an acre). There is full planning permission for four bungalows in the grounds.

Dublin agent Hamilton Osborne King has, for the second year running, been named "property adviser of the year" in Ireland by the Estates Gazette. The award comes as a result of heavy support for the company from property professionals voting online.
€2.1m for retail and office building in Dundalk
Hamilton Osborne King is quoting a guide of €2.1 million for a retail and office building at Roden Place, Dundalk, which goes to auction on November 9th. The three-storey period building, formerly occupied by Irish Permanent, has a floor area of 429.25sq m (4,620sq ft) and scope to develop further space at the rear. It is likely to be bought as a corporate headquarters.
€5m for retail and residential investments in Dublin 2
DTZ Sherry FitzGerald is quoting a guide of €5 million for two retail and residential investments at 32 Wexford Street and 2 Lower Kevin Street, Dublin 2.
The four-storey building in Wexford Street is producing rents of €90,000 from a sandwich bar and six residential units.
The other building is producing €100,000 from a café and eight residential units.
