€1.2m for office unit in Clontarf
The first office unit to come back on the market since the Seapoint Building at Clontarf, Dublin 3, was completed about three years ago is to be sold by private treaty through commercial property agents MEPC. The agency is quoting €1.2 million for the ground floor unit which has a floor area of 140.9sq m (1,517sq ft) and two designated car-parking spaces. There is also an abundance of off-street car-parking which makes life easy for visiting clients.
The Seapoint Building was developed by MNK Properties, which is also based there, and is rated as one of the best own-door developments completed in the city in recent years. It is located about five minutes walk from Clontarf Dart station.
B and Q to commit to open outlets in Galway and Waterford
Europe's largest home improvement retailer B and Q is expected to make commitments in the coming year on two more outlets in the Republic. The first one is likely to be located in Michael Whelan's planned shopping facility at Rahoon, outside Galway city. The company is also in the happy position of being able to choose from four different sites beside Waterford city.
€1.65 million for office and retail investment in Dublin 2
Ganly Walters is suggesting an AMV of €1.65 million for an office and retail investment at 16/17/18 Harcourt Road, Dublin 2, which goes to tender in April.
Extending to 2,313sq m (24,900sq ft), the three-storey building is divided into three retail units with offices overhead. The retail space extends to 802sq m (8,633sq ft) while the offices have 1,511sq m (16,264sq ft). The tenants in the retail element are the American Bagel Co, Connect Centre and Expresso Depot. The office space is rented by two firms of solicitors. The current rent is €75,200 and, according to the agent, the full rental value is €90,000.
Planned €130m shopping centre for Arklow already 95% let
The planned new Bridgewater shopping centre - due to open next October in Arklow, Co Wicklow - is already 95 per cent let, according to the promoters.
The 32,515sq m (350,000sq ft) centre will be anchored by Dunnes Stores and will have a top class list of tenants, including New Look, Next, Oasis, Coast, Principles, as well as TK Maxx, Virgin, Pamela Scott and Argos.
The €130 million scheme will have 45 retail outlets in all, a nine-screen cinema, as well as 3,065sq m (32,991sq ft) of offices and residential units. The developers have set about establishing a strong landlord-tenant relationship by holding a seminar for all traders.
Declan Stone of North Quay Developments said the line-up of tenants secured the centre's position as a "must visit" destination for fashion, food and leisure. Colliers Jackson-Stops and Bannon Commercial are the letting agents.
New €30m Comfort Inn at Citywest to open this month
An estimated €30 million is being spent on a new 129-bedroom Comfort Inn which is to open at Citywest Business Campus in west Dublin on March 17th. There are 120 companies based in the business park. The facility is aimed primarily at business travellers and corporate guests.
Over €950,000 for D6 sites and €760,000 rent for D14 office
Agent Quinn Agnew is quoting over €950,000 for two interconnecting sites of 430sq m (4,628sq ft) at Greenmount Lane in Harolds Cross, Dublin 6. The site is zoned "to provide for the creation and protection of enterprise and facilitate opportunities for employment creation".
The same agency is marketing Block 5 of Richview Office Park in Clonskeagh, Dublin 14, which has a floor area of 2,031sq m (21,861sq ft) and 64 car-parking spaces. The building is being offered for letting on a new lease at a rent of €760,000, including car-parking spaces.
€80,000 rent for restaurant near new Kilkenny shopping centre
Kilkenny agent Fitzgeralds is seeking a rent of €80,000 for a restaurant at The Arches, a new retail development in the centre of Kilkenny. The unit has a floor area of 247sq m (2,661sq ft) and is adjacent to the planned McDonagh Junction shopping centre which is due to open later this year.
