Custom House Capital adds to portfolio
The Dublin-based Custom House Capital has spent over €40 million on two further investment properties in Germany and one in Switzerland. The company has paid €23.5 million for a retail building of 12,984sq m (139,758sq ft) in the Altona district of Hamburg where the DIY chain Praktiker is the tenant. The deal will show a gross yield of 6.22 per cent. In the city of Bielefeld, the company paid €5.75 million for 600sq m (645sq ft) of mixed retail and residential facilities including 35 apartments, all let under a single lease. The return should be 6.9 per cent.
In Bern, SwitzerlandCHC paid more than €10m for a three-storey multi-let office building and four-storey multi-let retail. The yield here will be just short of 7 per cent, according to Knight Frank Ganly Walters.
Mexican Embassy to pay rent of €567 per sq m on Raglan road
The Mexican embassy has agreed a rent of €567 per sq m (€52.6 per sq ft) for 317sq m (3,412sq ft) at 19 Raglan Road in Ballsbridge, Dublin 4. Colliers Jackson Stops, which handled the letting, has also agreed a rent of €300 per sq m (€28 per sq ft) for 1,417sq m (15,252sq ft) of space in the penthouse floor at Millbank House, Arkle Road in Sandyford, Dublin 18. The tenant is Mundipharma Pharmaceuticals. Meanwhile Simms Fertility Clinic has agreed to pay €321 per sq m (€30 per sq ft) for 622sq m (6,695sq ft) at Rosemount Hall in Dundrum.
Studio Building in Temple Bar for sale for €2 million
DNG Commercial is seeking €2 million for the Studio Building in Dublin's Temple Bar area which is producing a rent of €90,000 per annum. It is rented by the Film Institute of Ireland and a physiotherapy company on a 25-year lease. A new owner can avail of €234,000 in capital allowances.
