Agency sells sites worth over €400 million in 2005

With land sales last year hitting the €3 billion mark, all the commercial agencies have been chasing this lucrative end of the market.

Although Hooke & MacDonald only set up its commercial division a few years ago, it has already become a major player in the land market, selling more than €400 million worth of sites in 2005, including the third largest overall transaction. This involved the eight-acre Allegro site in Sandyford which was sold to Fleming Construction of Cork for €165 million.

Other notable sales included 15.3 acres at Glenamuck Road, Carrickmines which were bought by Pierse Construction and Redquartz Ltd for over the €50 million guide; 4.7 acres at Shanowen Road, Santry bought by the Hanly Group for around €27 million, and 5.1 acres in Clonskeagh sold to O'Malley Construction of Galway.

Over €4m for redevelopment site of 0.3 acres in Arbour Hill

A redevelopment site of 0.3 of an acre at 53/54 Arbour Hill, Dublin 7, is expected to make over €4 million when it is sold by Elliott & FitzGerald.

The site has a dual commercial and residential zoning and is located almost directly opposite Arbour Place, a short stroll from Stoneybatter and the Law Society of Ireland at Blackhall Place. It is also close to the Luas service. The site at present accommodates a three-storey residential investment building and an adjoining industrial premises.

Neighbourhood retail centre in Santry hits the market

Hamilton Osborne King has begun marketing a proposed neighbourhood retail centre at Northwood, Santry, Dublin 9. The complex is to be developed within Gulliver's Retail Park between Northwood and Ballymun. The retail facility will be aimed at a convenience store, off-licence, take-away, hairdressing, pharmacy and bookmaker.

From €350,000 for units at new business park near Port Tunnel

Another new business park, Port Tunnel Business Park, is hoping to capitalise on its proximity to the entrance to the new Dublin Port Tunnel. It forms part of Clonshaugh Business and Technology Park and is adjacent to the M1 and the M50. Delaford Properties is redeveloping the existing site into 37 business units and 22 own-door office suites.

Joint agents CBRE Gunne and Jones Lang LaSalle are quoting selling prices from €350,000 for the office suites which range in size from 85sq m (915sq ft) and from €490,000 for business suites which have a floor area from 215sq m (2,314sq ft). Alternatively, the building can be rented. Manufacturing and internationally trading companies can claim capital allowances.

€110,000 rent sought for retail unit in Temple Bar

Lisney is seeking a rent of €110,000 for a ground floor and basement retail unit of 158sq m (1,700sq ft) at 10 Fownes Street in Temple Bar, Dublin 2. The agency says the premises could be used for a variety of businesses.

Over €3.5m for ready-to-go site of one acre in Carlow

Colm McEvoy Commercial is seeking over €3.5 million for a ready-to-go development site of one acre fronting on to the River Barrow at Montgomery Street in Carlow town. There is planning permission for 94 one and two-bedroom apartments with balconies and underground car-parking facilities. Carlow is a thriving provincial town with obvious scope for more apartments.

Last three units at City East Retail Park in Limerick

With DIY giant B & Q already trading strongly at City East Retail Park in Limerick, Hamilton Osborne King is now marketing three remaining units of between 679sq m (7,309sq ft) and 936sq m (10,075sq ft). These are being targeted at retailers of kitchens, sports, electrical goods, bathrooms and furniture. Other tenants lined up for the park are Toymaster, Harvey Norman, motor accessory retailer Halfords and furniture specialist In Store.

Over €35,000 for shop lease on William Street in Limerick

In Limerick city, offers over €35,000 are being sought for the lease of a well located shop on William Street. The unit has a ground floor area of 57sq m (600sq ft) and basement storage of slightly more. The shop would ideally suite a specialist operator who could avail of a strong passing trade. €1.6m for Capel Street retail building needing work

Conor O'Cleirigh & Co is suggesting an advised minimum value (AMV) of €1.6 million for a retail premises at 48 Capel Street, Dublin 1, which goes to auction on February 21st. The building is located on the eastern end of Capel Street near the intersection with Mary Street. The four-storey overbasement building has a floor area of 454sq m (4,887sq ft) - excluding the basement - and is in need of considerable refurbishment.

Over €570,000 for two-acre commercial site in Naas

John O'Reilly of Sherry FitzGerald O'Reilly in Naas is suggesting a price of over €570,000 for a well-located two-acre commercial site in Naas which goes to auction on February 23rd.

It is directly across the road from Newhall Retail Park which is anchored by DIY giant B & Q and is next to Sheehy Motors, main agents for Mercedes, VW and Audi. Planning permission is being sought for a supermarket on another adjoining site. There is full planning permission for an industrial unit of 3,600sq m (38,750sq ft) though the zoning would also allow for car sales.
