Carroll can build bank in docklands

Developer Liam Carroll's company, Danninger, has finally received planning permission to develop the site of Anglo Irish Bank's new headquarters on the North Wall Quay in Dublin's docklands.

Earlier this year it looked like the deal with the bank was in danger of collapsing after Dublin City Council refused planning permission for a €300 million development on the former Brooks Thomas site because of the "excessive bulk and massing of the buildings".

Carroll was then forced to submit a section 25 application to the Dublin Docklands Development Authority in order to get his project off the ground. Although permission has recently been granted for Danninger to begin stage one building works on the site, any hopes of constructing a tower over eight storeys have been dashed as the DDDA's planning guidelines restrict high-rise development.

Carroll's fully adjusted scheme for the north docklands area is still under consideration by the DDDA and a decision is due within the next few months. Anglo Irish has agreed to rent around 18,580sq m (200,000sq ft) from Danninger after the company undercut competing developers for the high-profile letting.

Tax break childcare building for in D13 for sale for €3.4 million

An investment in a Dublin childcare facility with tax breaks has come on the market for sale by tender. Agent Quinn Agnew is quoting €3.4 million for the Bright Horizons facility at St Samson's in Balgriffin, Dublin 13. The purpose-built two-storey, 628sq m (6,760sq ft) building has outdoor facilities and 16 car-parking spaces. The 20-year lease is guaranteed by Bright Horizons Incorporated, the parent company, which has 600 similar centres in the UK, USA, Ireland, Canada and Puerto Rico. The current rent is €141,750 and the lease provides for a break option in year 10.

A purchaser will be entitled to claim 100 per cent capital allowances against costs of about €2.75 million. The relief can be claimed against all Irish rental income.

€6m sought for three-acre site close to Red Cow roundabout

CB Richard Ellis is suggesting a price of over €6 million for a three-acre redevelopment site close to the M50 Red Cow interchange, off Ballymount Road in west Dublin. The detached former Alcoa building on the site extends to 3,282sq m (35,327sq ft) and is for sale by private treaty.

Elverys pays over €100,000 for lease on O'Connell Street

Elverys has paid key money of over €100,000 for a store at 56 Lower O'Connell Street, Dublin 2. The former O'Connells newsagents at the junction with Bachelors Walk has a floor area of 33sq m (355sq ft) at street level and 34sq m (366sq ft) in the basement. Bannnon Comercial handled the letting of the shop which has a passing rent of €75,000.

Refurbished South William' Street building in D2 for rent

An unusually large retail trading opportunity in the fast changing South William Street area of Dublin 2 is being marketed by agents Finnegan Menton.

The agency is quoting a rent of €225,000 per annum for number 61, a four-storey retail building which has been extensively refurbished. The ground and basement have areas of 111 and 124sq m (1,194 and 1,335sq ft) while the first and second floors have showroom and office space of 92 and 88sq m (990 and 947sq ft). The agents said the building was likely to appeal to fashion, food and showroom users.

Wexford site still seeks €25m

A triangular 35-acre site bounded on two sides by the estuary of the River Slaney at Park-Carcur in Wexford is still for sale at €25 million after being withdrawn at auction at €15.5 million by Des Purcell of Purcell Properties. CRH Estate are owners of the land, 30 acres of which are zoned for housing and the remainder for neighbourhood centre and community facilities.

The site can accommodate up to 350 residential units as well as 3,000sq m (32,291sq ft) of office space, 300sq m (3.229sq ft) of retail and 250sq m (2,691sq ft) of childcare facilities.

All main services are available on site. A new acess road and railway bridge over the Wexford-Rosslare railway line will have to be constructed.

Harvey's hat trick in Rathcoole

William Harvey & Co has completed a hat trick of lettings at Greenogue Business Park in Rathcoole, Co Dublin. Univar Ireland has leased a detached bespoke unit of 3,042sq m (32,743sq ft) on a site of over two acres. Another building of 1,837sq m (19,773sq ft) was let to PRL Group while a third of 1,834sq m (19,740sq ft) was let to Johnston Logistics.

Portlaoise firm buys in Berlin

Portlaoise-based Berlin Invest and three German partners have paid less than €1 million an acre for 19 acres along the banks of the river Spree near Berlin. It is likely to accommodate several hundred apartments as well as commercial buildings. The site also includes buildings which are to be redeveloped.

€280,000 rent for Wexford shop NAI Mason Owen Lyons is quoting a rent of €280,000 for a well located shop at 1 South Main Street in Wexford. The former Joyce electrical building has been extensively remodelled since it was bought at auction for over €3 million in 2005.

It has a floor area of 235sq m (2,530sq ft) at street level and 185sq m (1,991sq ft) on the first floor. Ciara Croffy of the agents says there is good interest in the shop from fashion retailers.
