Developer LALCO has launched the final phase of its mixed-use scheme at Kilmainham Square in Dublin 8.
The 6,650sq m (71,580sq ft) office block offers flexible, modern accommodation with rents starting at €409 per sq m (€38 per sq ft).
Designed by Anthony Reddy & Associates, the five-storey block can be subdivided to meet a range of requirements.
Net floor areas range from 1,141sq m (14,013sq ft) to 1,721sq m (18,524sq ft).
One of the features of the building is an attractive glazed lobby which opens into a light-filled internal atrium.
There is a café and retail facilities in the atrium area, and elsewhere there will also be a crèche which will come in handy for parents.
The joint letting agents are Hooke & MacDonald and CB Richard Ellis.
Lalco's €250 million development also includes the Old Chocolate Factory residential complex which includes 227 apartments, the new four-star Kilmainham Hilton Hotel which opened last May and dedicated retail space.
The hotel has 120 bedrooms, conference facilities for up to 80 delegates, eight meeting rooms, a restaurant/bar and bistro together with a LivingWell Fitness Centre.
