Rental MarketA period office block formerly occupied by the Revenue Commissioners at Lord Edward Street, Dublin 2, has been extensively refurbished and converted into office suites for the letting market.

Almost 50 per cent of the space has already been committed and, according to Hooke & MacDonald Commercial, there is already good interest in the remaining suites from professional practices and businesses looking for well located headquarters.

Noted architects Heneghan Peng have taken the entire second floor while Stay City is moving in to the first floor. Heneghan Peng was advised by Deirdre Hayes of HT Meagher O'Reilly.

Each of the five floors is divided into two suites which can be combined or let individually. The suites range in size from 81sq m (872sq ft) to 172sq m (1,851sq ft) with the largest combined floor extending to 286sq m (3,078sq ft).

Rents vary from €27,500 for a suite of 81sq m (872sq ft) up to €70,000 for the largest unit of 172sq m (1,851sq ft).

Audrey Keegan of Hooke & MacDonald Commercial says the Lord Edward Street block with its attractive granite facade seems to have brought a welcome variation from the glazed, sharp-edged and clean-line office buildings that seem to be dominating the market. The suites are fully fitted to a high standard and have air conditioning, suspended ceilings, modern perimeter trunking and Cat 6 (category six) cabling. There is an impressive entrance foyer off Lord Edward Street.
