Infill SiteTwo large detached houses on a combined site of 0.41 of a hectare (one acre) fronting on to the sea at Strand Road in Sutton, Co Dublin, have come on the market with the prospect of replacing them with a small residential scheme.

Joint agents CB Richard Ellis and Bradley Estates did not issue a guide price but developers contacting them this week were told that the selling price is likely to be over €7.25 million.

A press release from the agents also said that a "high quality residential development incorporating superb sea views could be achieved, subject to the necessary planning consent".

In fact, the agents believe that a developer might get up to seven houses on the site. The zoning on the site in the Fingal development plan is to "provide for residential development and to protect/or improve residential amenity". Strand Road is one of the most attractive roads in north Dublin with a number of large family homes backing directly on to the beach. It is rare enough that homes in this exclusive enclave come on the market.
