Development Land:A commercial site close to the Kildare Village Outlet centre on the M7 Dublin-Limerick road is due to be sold at tender on March 6th.
Fergal Burke of agent GVA Donal O Buachalla is quoting over €11 million for the site of 6.52 hectares (16.1 acres) on the edge of Kildare town.
The land is on the old Kildangan Road between the old N7 and the M7. It is within 500 metres of the Grey Abbey interchange.
The same agent recently secured close to the asking price of €10 million for another site of 3.64 hectares (9 acres) close by at Grey Abbey.
The zoning in the Kildare town local area plan for the land now going on the market will allow a wide range or commercial uses including warehouses, motor sales, heavy commercial vehicle park, hotel and offices.
Other uses open for consideration include industry, petrol station, convenience store, restaurant and bar.
O Buachalla says that the site offers potential for other higher value uses if it is rezoned in the development plan which is to be reviewed this year. This could allow retail warehousing, comparison shopping and ancillary residential use.
Burke says it is rare enough that owner-occupiers get an opportunity to buy a large site on the motorway suitable for the development of a storage and distribution depot.
The range of potential uses under the current zoning and the opportunity to look for other higher value uses should mean that the site will be of interest to both owner-occupiers and investors.
