The agent is seeking over €2 million for the Fast Fit Tyre & Exhaust Centre which extends to 600sq m (6,458sq ft) opposite The Goat public house.
The current rent of €89,000 per annum is guaranteed by a UK plc, Kwik Fit, and there are 13 years to run on the lease.
Peter Brown of Browne Corrigan says that, with the rent equating to €200 per sq m (€18.6 per sq ft), there was scope to increase it at the next review.
The Fast Fit Tyre & Exhaust Centre adjoins the former Shell petrol filling station which was bought in 2006 for around €6.5 million.
A planning application to redevelop the Shell site for a mixed-use residential and commercial scheme was refused planning permission but that decision is now on appeal to An Bord Pleanála.
