Over €7m quoted for four surburban housing sites in Dublin

Development sites in Stillorgan, Crumlin, Clontarf and Dalkey on sale as a single lot

Four infill housing sites in the Dublin suburbs of Stillorgan, Crumlin, Clontarf and Dalkey are likely to be of interest to a range of house builders when they go on the market today.

Garvan Walsh of agents Kelly Walsh is quoting in excess of €7 million for the sites, one of which has planning permission, a second one with a lapsed planning consent and two others with good development potential. The portfolio is for sale in a single lot.

Most interest is likely to be centred on Kilmacud House at Upper Kilmacud Road in Stillorgan which stands on a site of 1.5 acres. The house, a protected structure, was extended several times by the Sisters of Charity from the 1950s onwards and is now vacant.

Planning permission was originally granted for 38 residential units, most of them in two proposed apartment blocks but also some in the original house. New owners will have to reapply for new planning permission.

The site at Balfe Road in Crumlin, Dublin 12, was formerly occupied by a parish hall and has full planning permission for 16 mainly three-bed terraced houses. The site is bounded by housing to the west and south, and by the church car park to the east and north. The Clontarf property involves Newcourt House at Strandville Avenue which has been converted into three offices and is currently producing a rental income €18,900 per annum. The selling agents says the 0.21 acre site has residential potential and adjoins another vacant site.

The fourth property in the portfolio involves a two-storey derelict house formerly known as Redan House at Ardagh Road in Dalkey. It stands on a site of 0.3 of an acre adjacent to a number of new homes and within 500 metres of Dalkey Dart station.
