Enda Moore of agents Hooke & MacDonald is guiding €350,000 for a four-storey over basement retail and office building in need of upgrading opposite the Ilac Centre at 178 Parnell Street.

The building has an overall floor area of 264 sq m (2,847 s q ft) with commercial use on the ground floor and three apartments overhead. The 80sq m on the ground floor are rented by a taxi company at €26,000 under a short term lease. There is a separate hallway and stairs for the residential units – two two-bedroom flats and one one-bedroom. Moore says that, when upgraded, the building could produce an overall rental income of over €65,000 per annum.
