A site with planning permission for 45 homes and 66 car-parking spaces at Castleknock, Dublin 15, is expected to make over €8 million when it is auctioned by Lisney on October 5th.

The same agent is also selling a site of 1.57 acres in Monkstown.

The 1.33 acres in Castleknock are located at the junction of Auburn Avenue and the old Navan Road in the heart of the village. It is within easy walking distance of restaurants, bars and shops.

The planning permission provides for an attractive three, four and five-storey curved building including a glazed penthouse. The plan envisages 35 two-bedroom apartments, four two and three-bedroom duplex units, four one-bed and two three-bed apartments. Car-parking will be at basement level and will be accessed from the Old Navan Road.

Lisney expects that average selling prices for the apartments will be up to €550,000 per unit.

The agent says that all the two and three-bedroom apartments will be dual aspect with living areas facing on to the landscaped south-facing courtyard.

Meanwhile, Lisney is quoting a guide price of over €7.5 million for the 1.57 acres in Monkstown which are located on Abbey Road, close to Deansgrange Road. It is a much sought-after commercial and residential location. With Foxrock and Dún Laoghaire within easy reach, the area has long established suburban facilities.

There are currently two attached single storey warehouses and two-storey offices on the site along with car-parking. The land has been zoned for residential use in the current development plan prepared by Dún Laoghaire Rathdown County Council. The site goes to auction on September 30th.
