Two more Georgian office investments in Dublin city centre are expected to sell rapidly when a marketing campaign gets under way this week.
CBRE is quoting €3.1 million for 69 Merrion Square and €1.8 million for 70 Lower Leeson Street.
The imposing mid-terrace building on the south side of Merrion Square has an overall floor area of 540sq m (5,812 sq ft) and 12 car parking spaces at the rear. Most of the building is let to the Arts Council, though additional income can be earned from a three-bedroom apartment on the third floor which is currently vacant. The property also includes a 207sq m (2,208sq ft) office mews which is let on a new 10 year lease from 2014. The overall income from the property is €247,896.
The Lower Leeson Street house is close to the junction with Upper Pembroke Street and has a floor area of 364sq m (3,918 sq ft). The house is let to The Rape Crisis Centre at a rent of €43,000 per annum. A rear mews also has three tenants, bringing the overall rental income up to €80,200 per annum.
