OfficeSale: With mortgage rates at a 50-year low, an increasing number of companies are in the market to buy their own headquarters building. This has led to a severe scarcity of medium-sized office buildings in good Dublin locations.
For that reason alone, Lisney is expecting strong interest in a fine period office building at 47 Terenure Road East, Rathgar, Dublin 6, which is to be sold at auction on June 16th. The guide price of €3.5 million should easily be exceeded.
The property is owned by Rentokil Initial Ltd which is relocating to modern new offices at Millennium Office Park at Sallins, Co Kildare.
The building has a floor area of 835sq m (8,987sq ft) over three levels and extensive buildings at the rear. There is car-parking at the front as well as at the rear where there is access from a service lane.
The building retains many of its period features and has gas-fired central heating. It has been well maintained over the years, according to Ross Shorten of Lisney.
Apart from its attractions as a fine commercial building, he says there is also likely to be interest in it from the upper end of the residential market because of its prime location and excellent facilities. The house is located a short distance from both Rathgar and Terenure villages and is situated along Terenure Road East at the junction with Brighton Road.
