Retail&Offices: The Sandyford area of south Dublin has experienced substantial growth in the past two years with the development of more than 1,000 new homes.
All of the schemes - including Bracken Hill, Sandyford View, Rockview and Ticknock Hill - sold particularly well because of the pent up demand in the area and the stunning views over the city and Dublin Bay.
To cater for the needs of the new residents, Shannon Homes is well advanced on the building of a neighbourhood centre - Blackglen Village Centre - which will open in two months.
The centre is located off the Blackglen Road along an estate road that links the four developments as well as the Total Fitness gym.
The village centre comprises a two-storey building which will be anchored by a large Centra convenience store, along with five adjoining retail units and first floor office suites. There will be ample car-parking on site.
The five shops ranging in size from 76-114sq m (818-1,227sq ft) would ideally suit traders such as a pharmacy, video store, hairdressers, dry cleaners, café or coffee shop.
Hooke & MacDonald is quoting rents of €382-€435 per sq m (€35-€40 per sq ft).
The agents expect to get between €262 and €280 per sq m (€24 to €26 per sq ft) for seven first floor offices which will range in size from 63-180sq m (678-1,938sq ft).
There is potential to combine some of the units which will be finished to a high standard. They will be serviced by a lift, making them easily accessible if used as a medical centre or dentist's surgery or for small professional practices.
Hooke & MacDonald says that because of the superb views over the city, there may also be a demand for restaurant use on the first floor.
