Office MarketThe Cosgrave Group has launched a marketing campaign for its latest office development at Santry Demesne near Dublin Airport in Dublin 9.
Rents for the first two blocks have been set at €270 per sq m (€25 per sq ft), less than half the going rate for high quality space in the city centre. The blocks will be identical, each with 7,184sq m (77,328sq ft). Car-parking rates will be €1,500 per annum. There are plans to build two further office blocks if the market remains buoyant.
The Swift Square development is expected to appeal to a range of companies wanting to get away from the high rents and the heavy traffic in the city centre. The location will be a strong selling point because it will be little more than 1km from the airport and adjacent to both the M1 and M50, as well as the Dublin Port Tunnel.
If all goes according to plan, the Metro North will have a station at Santry Demesne in less than five years.
There is already a good range of hotels and restaurants in the immediate area.
The Cosgrave Group has also developed retail warehousing on its part of the Santry Demesne site.
