Office MarketUp to 2,043sq m (22,400sq ft) of office space is available to let and a small number of own-door offices are for sale in the final phase of Q House, a distinctive new office complex nearing completion at Sandyford, Co Dublin.
Around 80 per cent of the own-door offices were pre-sold at prices ranging from €6,997 to €8,073 per sq m (€650 to €750 per sq ft).
The innovative layout, designed by architects Duffy Mitchell O'Donoghue, provides 12 own-door offices per floor, all with their own frontage overlooking a landscaped courtyard.
It is planned to plant a mature 36ft oak tree in the centre of the courtyard. The dramatic effect will be enhanced by a series of bridges connecting various elements of the building. There will also be a café at ground level.
Most of the remaining office space to let (up to 2,080sq m/22,400sq ft) is on the two top floors, one of them a penthouse, offering views over Dublin Bay to Howth.
The rents will be from €376 per sq m (€35 per sq ft), according to joint agents Paul Hanly of HT Meagher O'Reilly and David Bennett of DTZ Sherry FitzGerald.
