Office LettingsThe Health and Safety Authority has relocated across the Liffey from Hogan Place at Lower Canal Street, Dublin 2, to a newly completed office block in the north inner city.

The authority is to rent 2,200sq m (23,680sq ft) in the impressive Metropolitan Building at James Joyce Street, close to the International Financial Services Centre. It is likely to be paying a rent of over €322 per sq m (€30 per sq ft).

Letting agent HT Meagher O'Reilly has also let substantial volumes of space in the block to the insurance group Aon and the Mater Private Hospital.

Aon has relocated staff from four different buildings to the Metropolitan where it is renting 3,962sq m (42,646sq ft). The Mater has taken 2,500sq m (26,910sq ft) because of the convenience of the location to the hospital.

Deirdre Hayes of HT Meagher O'Reilly said all three tenants have taken long term leases in the building which is close to key transport hubs, including the Luas, Dart and bus and train services.

The Metropolitan Building and an adjoining block, Bloom House, which is now available for letting, were developed by leading businessmen Joe and Patrick Linders. The brothers have led the rejuvenation of the area along Talbot Street, James Joyce Street and Gloucester Place where they have also built 178 apartments and let another office block to the Bank of Ireland.

The agent is quoting a rent of €376 per sq m (€35 per sq ft) for Bloom House which has a floor area of 4,200sq m (45,208sq ft). The accommodation has been finished to a particularly high specification and is likely to appeal to a company wishing to avail of an attractive rent and good transport services.
