Rental MarketA mixed-use neighbourhood shopping and business centre at Kinsealy in north Dublin has come on the letting market through agent Kelly Walsh
St Olave's, fronting on to the Malahide Road, is an attractive L-shaped development around landscaped open space.
It has seven retail units, including an anchor store of 321sq m (3,455sq ft), four own-door office suites, a crèche and medical centre.
Kelly Walsh is expecting a good mix of traders including a hairdresser, dry cleaners, pharmacist and a florist.
Retail units will range in size from 103-321sq m (1,109-3,455sq ft). A medical centre will have 227sq m (2,443sq ft). A creche has been pre-sold to Links Creche and Montessori.
The promoters are planning to rent or sell both the office and retail units. Shops will be let at €377 per sq m (€35 per sq ft) while offices will have a rent level of €269 per sq m (€25 per sq ft). There will be on-site parking for 119 cars.
Most of the demand for shopping space is expected to come from local retailers with a keen eye for a good business opportunity.
Demand for space in the new village centre is expected to be strong at a time when Kinsealy is being transformed from a rural area into a modern residential neighbourhood.
The rapid pace of change has left many residents without a choice of shopping in the neighbourhood.
Sarah McCarthy of Kelly Walsh says St Olave's will not only serve the local community but also the entire catchment area between Malahide, Portmarnock and Swords.
The centre is being developed by Newlyn who have built up a good reputation over the past 15 years for care in planning and uncompromising quality in construction.
