Site for SaleDescribed as one of the finest development sites ever offered for sale in the south-east in recent times, a 35-acre waterside site at Park-Carcur will go under the hammer on June 26th, with a guide price of €25 million.

Zoned mainly residential, but part commercial, the site is owned by CRH and is a mile from Wexford town on the Park-Carcur road.

The site is triangular and is bounded on two sides by the estuary of the river Slaney. Two pivotal factors will dictate the price, says Des Purcell, MD of Purcell Properties, Waterford, agents for the sale: the location close to the town and the magnificent waterside setting.

"The old maxim of 'location, location and location' should generate a strong price for what is one of the best development opportunities to become available in the south-east in recent times," he says.

"It has been known for some time that CRH Estates Ltd was going to dispose of this holding and considerable interest already has been expressed by major residential developers locally and nationally."

Some time ago, Wexford Co Council and CRH appointed architects Murray O'Laoire to execute an Area Action Plan for this site and some adjoining land. That plan has been adopted by the council and has resulted in a blueprint for the development of the Carcur area in general.

Of the 35 acres, approximately 30 acres are zoned residential, with the remaining five acres zoned for a neighbourhood centre and community facility. The zoning could provide for up to 360 residential units, including a range of house types and sizes: from large, detached houses to terraces, townhouses and apartments.

The neighbourhood centre would allow for 3,000sq m (32,291sq ft) of office space, 3,000sq m (32,291sq ft) of retail, 250sq m (2,690sq ft) of childcare facility, hotel, bar and restaurants and 1,300sq m (13,993sq ft) of recreational amenities. All mains services are available.

The land is within walking distance of local facilities and adjoins Wexford Rugby Club, the GAA and sailing clubs, the Loreto primary and secondary schools, railway station and shopping.

A new access road and railway bridge over the Wexford-Rosslare railway line will have to be constructed.

Agreement has been reached between CRH and Wexford Co Council for the construction of the road, bridge and a roundabout.

The purchaser will be responsible for the design and construction of the road, bridge and roundabout, subject to compliance with a preliminary design that has been prepared by the council.

The specimen design for the new bridge over the railway has been approved in principle by Iarnród Éireann.
