A major planning application for over 1,400 houses and a community shopping centre has been lodged by Deane Homes to South Dublin County Council on lands that were formerly occupied by the DSPCA at Stocking Lane in Dublin 16.
The Dublin Society for the Prevention of Cruelty to Animals (DSPCA) sold the 40-acre site to Deane Brothers for an undisclosed sum which helped finance its move to the 30-acre Pine Valley Golf Club at Mount Venus in Rathfarnham which it bought from the O'Carroll family over two years ago.
The houses will be a mix of three-bed houses, duplex units and apartments.
The developer is also seeking 1,936 communal car-parking spaces - 223 of which will be basement and a 2,325 sq m (25,026 sq ft) community centre with a 309 sq m (3,326 sq ft) supermarket, three shops, a creche, 314 sq m (3,380 sq ft) of office space and a two-storey over basement pub with office facilities.
The DSPCA moved from Stocking Lane because it felt it couldn't expand its premises as a result of security and various logistical problems.
The 40-acre site is surrounding by housing estates and is too wide to fence off.
As a result, the DSPCA found that this led to animals being stolen from the site and children entering the grounds uninvited.
Deane Brothers is also proposing to construct five vehicular entrances to the housing scheme from a distributor road - the application for this part of the development is currently on appeal with An Bord Pleanála.
