With only five weeks to go before the Section 23 tax relief on inner city apartments runs out, developers are under pressure to complete projects within that time frame. Zoe Developments is easily the busiest with no less than 255 apartments in five schemes being launched this week in the north inner city.

Agents Hooke & MacDonald are to take bookings when they hold a Property Showcase from today until Sunday at St Helen's Radisson Hotel on the Stillorgan Road.

First on offer is a five-storey development of 42 apartments at 1 Jervis Street. They are well located between the new Jervis Centre and the proposed Millennium Bridge across the River Liffey to Temple Bar. There will be 26 two-bedroom apartments with an average of 650 sq ft which will cost from £149,00 to £165,000. One-bedroom units - there will be 16 in total - are priced from £110,000 to £125,000. Nearby, Zoe is also putting the finishing touches to 84 apartments and duplex units at 25 Wolfe Tone Street. There are a number of excellent design features including a full-height atrium entrance and large picture windows in most livingrooms. A mews-type building includes dual aspect two-bedroom duplex units at first and second floor levels with an average of 700 sq ft and price tags between £120,000 and £165,000. Two-bedroom apartments with 650 sq ft will be within the same price range. There are also 40 one-bedroom apartments with around 450 sq ft, which will be available between £96,000 and £120,000.

Hooke & MacDonald is also to take bookings for 66 one, two and three-bedroom apartments at 150 North King Street. Dublin Corporation held an architectural competition for this site and the winners were Grafton Architects whose design incorporates many innovative features including the use of timber shutters on street frontages in the six-storey block.

Apart from 13 duplex units, there are 21 one-bedroom flats, 24 two-bedroom units and eight three-bedroom apartments. One-bedroom apartments with between 450 sq ft and 650 sq ft are priced from £108,000 to £118,000; two-bedroom units with 700 sq ft will cost from £140,000 to £149,000, while three-bedroom apartments with 850 sq ft are priced from £173,000 to £185,000.

Also going for sale is the New Hardwicke, a development of 85 apartments in an L-shaped building which will complete the redevelopment of the former Hardwicke Hospital complex. There is a natural granite cladding to the ground floor and an architecturally strong corner at the junction of Church Street and Catherine's Lane North. The five-storey building has seven three-bedroom apartments, 24 two-bedroom units and 27 one-bedroom homes. One-bedroom apartments with 450 sq ft to 550 sq ft are priced from £95,000 to £112,000; two-bedroom apartments with 650 sq ft to 750 sq ft will cost from £120,000 to £144,000 and three-bedroom homes with 800 sq ft to 1,200 sq ft will be on offer from £165,000 to £195,000.

The smallest development being launched by Zoe is at Mountjoy Square where the company has almost single-handedly redeveloped the Georgian Square in recent years. Its last project there will be the creation of three two-bedroom apartment and two one-bedroom units at 47 Mountjoy Square, a listed Georgian four-storey over garden level house on the south side of the square.

The house has been sensitively restored and refurbished, including the finely detailed plasterwork and vaulted ceiling over the hallway. Two-bedroom apartments with 960 to 1,186 sq ft are priced from £140,000 to £155,000 while one-bed units with 926 to 960 sq ft will cost from £145,000 to £155,000.
