Limerick estate agent Chesser is seeking £3 million for a newly developed bar and restaurant at Steamboat Quay, in Limerick, which carries valuable tax breaks.
The two-storey Pavilion Bar and Restaurant has a floor area of almost 11,000 sq ft on two levels. The sale includes a seven-day licence. The retail premises are one of the last available with designated area tax breaks. The owners will be able to avail of 50 per cent capital allowances, while the trader will qualify for double rent allowances and a remission of rates.
The pub fronts on to the River Shannon in an area which has seen large scale redevelopment over the past five years. There are 500 new apartments in the area, a Jurys Inn hotel and four office blocks with 80,000 sq ft of space. There is also a new multi-storey car-park.
