The development of a canal-side village at Pelletstown, Dublin 15 is forging ahead with Castlethorn Construction submitting major plans for phase three of the development, costing in the region of €150 million.

When complete, Pelletstown, a 100-acre site close to the Phoenix Park's Ashtown Gate, will incorporate a train station and some 4,000 new homes.

With over 250 units of phase two of its Pelletstown development about to go on the market next month, Castlethorn is now seeking permission to build a further 451 residential units at its Rathborne scheme in the north-west Dublin development.

The site at Pelletstown, which was rezoned for commercial and residential use in the late 1990s, is primarily owned by Ballymore and Castlethorn Construction, each of which is developing separate schemes on the site.

Castlethorn's scheme is known as Rathborne, and will ultimately comprise some 1,400 residential units.

Now at the planning phase is Castlethorn's phase three plans which accommodate a range of house types from one-bed apartments to four and five-bed three-storey terraced houses.

The plan also proposes almost 600 car-parking spaces, extensive landscaping, including a central square, residential courtyard, children's play space, and two five-a-side playing pitches.

It is expected that the units in phase three will go on sale in 2006.

In February, the company will be launching phase two of its Rathborne scheme, which will see over 250 units, mostly one and two-bed apartments, and retail and commercial space available for sale. This will comprise Castlethorn's village centre area of Pelletstown.

Phase one involved the construction of 281 units, 100 of which are occupied. The remainder are expected to be occupied by April of this year.
